Help Page for Viewing PA34 Images

In order to view PA-34s conveniently, your Web browser must be able to display .tif images. Most browsers will not display .tif images unless you add a viewer that is capable of displaying this type of image. If you have already set up your browser with such a viewer (or your browser inherently has this capability), you should be able to click on the PA34 link on the Teledex detail page and automatically view the PA-34 on your computer. If when you click on the PA34 link, instead of showing the PA-34, your browser displays the "File Download" box with the Open/Save choice, you will need to download and install an image file viewer into your browser. You will only have to do this once. Thereafter, you will be able to view the PA34s simply by clicking on the PA34 link.

One such viewer is the AlternaTiff viewer. It seems to work and it is very simple to use. The AlternaTiff link below will direct you to a website where you can get this free image file viewer for your browser. Follow the instructions on the site to load the viewer or get your local computer enabled person to help you. In general, you will need to download the viewer to your local hard drive, install the viewer into your browser and restart your browser before continuing.

Note that AlternaTiff viewer is only one of many such viewers. You can, of course, use any compatable image viewer. This link and information is provided only for your convienience. Additional information on PA34s

New Hampshire law currently requires all buyers of real estate to file a PA34. There are no exceptions. The PA34 identifies the property and provides information about the circumstances of the sale. The questions about the circumstances of the sale are designed to help the New Hampshire Department of Revenue Administration determine whether or not the sale was an "arms length" sale for purposes of the Department's statewide Equalization program. All grantees are required to sign the form, certifying under penalties of RSA 74:18 that the information on the form is true and accurate to the best of their knowledge and belief. Willful failure to file the PA34 or making false statements is considered a legal violation. PA34s are public records.

The PA34 must be filed within 30 days of the sale or the recording whichever is later. In practice, PA34s will become available on Teledex for more than half of all sales within about two months of the date of record. As of the end of the 2000 calendar year, PA34s are available for better than 90% of all sales within approximately five months of the date of record.

There will occasionally be more than one PA34 for a sale. This happens for many different reasons. It is a good idea to look at all the PA34s for any sale since sometimes the later PA34 is filed to make corrections and sometimes the buyer(s) simply provide different information for some of the items on each form.
